Our vision
The site at West Corby has been allocated for development since 2008 and received outline planning permission in 2019. We are delighted to be bringing this long-anticipated development forward for the town.

West Corby will be inspired by the local area's character and heritage. The consortium's objective is to deliver an exemplary sustainable urban extension, as part of its commitment to the long-term growth and regeneration of Corby.
Our vision is to create a quality and innovative development that supports the regeneration of Corby and enhances the distinctive identity of Northamptonshire. We want to achieve a high-quality built environment that creates and sustains a sense of community.
We want to create a place where people will want to live, work and play. Above all, urban extensions must be founded on meeting local needs, delivering local housing, creating local jobs, providing a good range of local services, building and supporting local markets, and using local produce and goods through strong local links.
Design
A high-quality design for West Corby will be crafted around the existing landscape, integrating the new neighbourhood into its natural surroundings, protecting local heritage, and enhancing the significant natural assets including ancient woodlands.

Inspiration will be drawn from the market towns of north Northamptonshire, east Leicestershire and Rutland, informing the design of the landscape, streets, paths, and buildings.
Sustainable connectivity will be at the heart of the development, ensuring convenient transport links with Corby and more widely, as well as providing a network of accessible walking and cycling routes to the town and within the district.
At West Corby, we will deliver an exemplary scheme of varying-sized homes, schools, shops, and eateries, with a market square and village green at their centre and will include a 100-bed care home. Building a community with a sense of place, heart, and longevity.
