3 maps of the different phases of the West Corby development

A development of the scale of West Corby will take some time to deliver and needs to be carried out in a way that considers the needs of the local community and ensures that local infrastructure like roads and bus routes are in place as the new residents move in.

It also needs to enable the development to be built in a logical and safe manner taking on board the needs of the existing and new community but also the practical requirements of constructing a project of this scale and duration.

To deliver the first 1,100 homes, we have spent several years working with our consultant teams and North Northamptonshire Council to re-engineer and re-phase our plans to enable delivery.

The new Phasing Strategy will enable the commencement of the development as it provides access from the north rather than depending on the more time-consuming delivery of the southern access, which would have delayed the project by more than a year due to the significant highway works required for that junction.

Critically, all elements which have been approved under the 2019 Outline permission will be delivered and are not diminished in any way. With this in mind, we have developed a four-phase strategy for the construction of West Corby:
