The site & its surroundings
The site is located to the west of the existing town of Corby. It lies to the south of the villages of East Carlton, Middleton and Cottingham and to the northeast of the village of Pipewell.
It occupies a gently south-facing slope between the Welland Valley escarpment to the north and Harper's Brook to the south, with a series of shallow valleys crossing from west to east providing natural drainage features.
The site is served by the A6003 to the east and the A427 to the north. These routes enable easy access onto the strategic highway network via the A43/A14 and A6 respectively. The existing town of Corby, its town centre, health care facilities, public amenities and train station are a short distance away to the east.
