West Corby was identified in the 2008 adopted Core Spatial Strategy as the general location for a mixed-use Sustainable Urban Extension of a scale that would provide for 4,000 dwellings and associated land uses.

The North Northamptonshire Joint Core Strategy 2011-2031 allocated the site under Policy 32 for mixed-use development including around 4,500 new homes and set out development principles to guide the preparation and consideration of a planning application.

In December 2019 the former Corby Borough Council agreed outline planning permission for West Corby (application reference 17/00180/OUT) with all matters reserved, except for access, for development of 4,500 dwellings, a range of employment, education, retail, leisure, social and cultural uses.

We are now carrying out a consultation on a new Phasing Strategy that will enable development to commence and a site wide Design Code, which will inform future detailed planning applications. These have been submitted for approval to North Northamptonshire Council under the existing outline planning permission.
